We specialise in providing short-term loans secured against commercial/semi-commercial property with or without a tenant in place.
These loans are used where there is a commercial or mixed use property being provided as security and the purpose of the loan is to either acquire the property or release funds. We also specialise in providing loans secured against land with a planning permission in place. Typical examples include:
To purchase a commercial property quickly when it may not be viable to arrange traditional high street finance (e.g. when there is no income).
To provide time to extend leases.
To release equity to release funds.
To provide time to rework a planning permission that has been obtained against a piece of land.
To acquire land with planning prior to obtaining development finance to support the build of the site.
Unlike many of our peers, we are happy to provide commercial and land loans across England & Wales.
